Development is a people business before it is anything else, and that has shaped who leads ALV - seven people with real experience on large-scale projects across Australia, the United Kingdom and the Middle East. We have brought every lesson from those projects home.

Terry Younes

Founder

Terry has spent more than twenty years developing and building across three continents, on projects worth over $1.4 billion. A master-planned waterfront community in Abu Dhabi. Accommodation buildings in Cambridge and London. Then Sydney - Point Piper, Double Bay, Manly, Potts Point, Darling Point and Cronulla - where he has overseen $181 million of construction directly under ALV.

That combination is rarer than it sounds. Most developers have never run a site; most builders have never structured a deal. Terry has done both, which is why ALV can assess an opportunity with a financier’s discipline and then deliver it with a builder’s control.

He is personally across every project we take on. At our size, that is not a boast - it is the operating model.

Ehab Mahmoud

Chief financial officer

With more than 30 years in accounting and finance, Ehab spent over nine years at EFECO in Dubai -a Tier 1 contractor and a member of Arabtec Holding PJSC, which is listed on the Dubai Financial Market - rising from Financial Controller to Chief Financial Officer. He negotiated close to AED 2 billion in banking facilities for working capital and project finance, and handled the valuation when the group was acquired by Arabtec Holding PJSC.

At ALV he is the reason we can put a project in front of a lender and answer every question in the room.

Maher Saleh

Head of construction

Maher has spent more than twenty years building large-scale residential, mixed-use and commercial projects across Australia and the Middle East. In Dubai that included Damac Towers by Paramount - 1,197 apartments and 824 hotel rooms delivered as a single AED $1.3 billion development - alongside Virdis Towers and the Navitas Hotel.

He is a structural engineer by training, and it shows in how he runs a job. Subcontractors, authority approvals and stakeholder coordination all sit with him, and he holds a programme without letting the standard move.

Maher joined ALV as a Project Manager and now leads construction. He has already built at the scale we are moving toward, which is a shorter answer than most builders can give.

Jason Marsh

Head of quality assurance

Jason started as a carpenter and has spent twenty-five years in construction since - luxury homes, multi-level residential, mixed-use, civil infrastructure, schools. He has worked on nearly every project ALV has delivered: Point Piper, Potts Point, Manly, Double Bay, Cronulla, Bronte.

As Head of Quality Assurance he owns the standard from excavation through to the final finish. He is the person who decides whether something is right, and the one who says so when it is not.

A tradesman’s eye is not a small thing. Jason knows what a detail looks like when it has been done properly because he has done it himself, and that is harder to argue with than a specification.

Adrian Fedrigo

Head of pre-construction

Adrian has spent twenty years in construction, building the same kind of projects he now runs feasibilities, estimating and design on. That order matters: he has stood on the sites he is pricing.

Before ALV, a 136-room aged care facility and a 100-bed student accommodation building. Repeatable-unit work, where the margin lives in getting the first one right and then not getting it wrong another hundred times.

As Head of Pre-Construction, Adrian sets out what a project will actually cost, early and in writing. Hearing that numbers do not stack up isn’t the most popular part of the job, but it is the cheapest time to hear it.

Ashwini Vardhan

Senior design manager

Ashwini has spent more than twenty years in design management. Before joining ALV she documented over 2,200 apartments across Sydney - Tallawong, Zetland, Rockdale, Castle Hill - from design development through to construction.

That is the experience this business needs most. She knows what happens to a design between concept and site at five hundred apartments rather than fourteen, and she knows which decisions protect it.

An architect by training, Ashwini holds consultants to the NCC, the Australian Standards and the DBPA, and finds the compliant, buildable answer that keeps the architect’s intent intact. Density is where design quality is usually lost. She is the reason ours will not be.

Shaun Farren

SENIOR DEVELOPMENT MANAGER

Shaun has spent more than twenty-five years in Australian property, most of it on large-scale residential. At Lendlease he was Development Manager for apartments at Barangaroo, taking One Sydney Harbour from masterplan through an international design competition to DA.

Before and since: Charter Hall, Crown International, Chiwayland and Poly Global. V by Crown in Parramatta, 500-plus apartments across twenty-nine levels. Little Bay Cove, a thirteen-hectare coastal masterplan for more than 600 dwellings.

At ALV, Shaun finds the sites and proves the numbers before anyone commits to them. He is why a project reaches the rest of the team already tested - and why we can say no early, which is the more useful discipline.
